Introduction
This module introduces the concept of property
as an asset class and examines features of property
as an investment. It is aimed at those without
substantial property investment experience although
others may find it useful as a refresher. |
Learning Aims and Objectives
To develop participants’ ability to: |

and contrast the institutional characteristics
of real property as a) factor of production;
b) market commodity; c) investment asset.

To identify and apply
appropriate vocabulary associated with investment
in general and property investment in particular. |

To identify factors that
influence the value and investment worth
of property (including the incidence of
taxation); valuation and appraisal methodologies
typically applied to property investment
and development. |

To relate these introductory
concepts to typical applications contained
in subsequent foundation modules. |

Module Requirements
Cognate degree and/or graduate level professional
qualification (e.g. MRICS; ACA; Solicitor) with
evidence of experience in finance and investment.
A familiarity with basic computer ‘office’
applications such as spreadsheets will be an advantage.

· Attributes and limitations
of real property (freehold and leasehold) in its
Common Law context that affect its value as an
investment.
· Risk and uncertainty applying to real
estate investment;
· Distinctions between ‘Value’
and ‘Worth’
·
The investment universe: investment and investors.
· Relationships between finance and investment;
· Measuring the benefits of owning real property.
· Measuring and managing current and future
value;
· Introduction to: Investment portfolio
analysis and funding; Property finance and funding.

By the end of this module, you should be able
to: · Identify the major factors that influence
its value;
· Identify and select appropriate valuation,
appraisal and analysis methodologies for property
investment and development;
· Describe the characteristics of property that
make it suitable for financing;
· Explain the place of real estate in a balanced
investment portfolio.
· Identify the main sections of financial reports;

Additional information |
Chartered surveyors with more than two years’
recent experience in the property investment field
may request exemption from this module if working
towards the IPF Diploma. |
