Property Investment Appraisal

Introduction

The purpose of the module is to provide an environment in which students can advance their understanding of techniques, approaches and issues in property investment appraisal. The aim in doing this is to combine topical, practical issues and problems with insights drawn from leading edge research.

The module will address key concepts such as value, price and worth and will cover DCF mathematics and decision rules, building on this to study cash-flow appraisal models and ways of dealing with risk. The module will also embrace more specialised areas, such as the appraisal of flexi-leases and the actuarial approach to appraisal. Also included are sessions on behavioural finance and behavioural real estate. These sessions emphasise that, in addition to competence in the use of investment appraisal tools, it is also important in to understand how people behave in making investment-related decisions.

Learning Aims and Objectives

  • To critically review the main appraisal approaches;
  • To consider the ways that appraisal techniques may be adapted to meet changing market conditions and circumstances
  • To examine leading edge developments in the appraisal field.

 

Module Requirements

This module is designed for practitioners with experience who want to be updated on contemporary appraisal techniques. As with all advanced modules, participants will normally be expected to have successfully completed the introductory modules (or gained exemption from them). For this module, a prior understanding of computer spreadsheets is required.

 


Indicative Content
  • The different concepts of price, worth and value and the bases of valuation within guidance notes.
  • Appraisal mathematics; including a review of DCF measures such as NPV and IRR.
  • Explicit cash flow appraisals and the information content within investment cash flows.
  • Risk adjustment within investment appraisals
  • The interpretation and use of forecasts in appraisals.
  • Appraisal of development situations.
  • Recent relevant research findings affecting investment appraisal.
  • Current issues in valuations; changing market- and investment-characteristics



By the end of this module, you should be able to:
  • Place property investment appraisal in its institutional and market context.
  • Critically evaluate the appropriateness of various appraisal models.
  • Apply a variety of approaches to a variety of situations within freehold and leasehold investment interests.
  • Appreciate the difficulties of appraising flexible lease forms.
  • Appreciate the significance of current developments in valuation methodology and property research as they apply to property investment appraisal.
